Here’s where we are with single-family homes in the Arden Arcade Area for November Note that this includes the following zip codes: 95821. 95864, 95841, 95815 and 95825 so there is quite a wide-range of area and price.

We currently have 222 traditional and REO active listings and 88 short sales, for a total active inventory of 310 Arden Arcade homes on the market.

There are 124 Arden Arcade short sale contingents. Remember, a “contingent” short sale means that the homeowners have accepted an offer and are now waiting for the bank to approve it, so it’s not really sold yet, but it’s no longer active…kind of like in limbo.

There’s also 124 pending sales (what a coincidence!), so that means there are currently 258 Arden Arcade homes waiting to go to the new homeowners. People are recognizing the great living in the Arden Arcade Area!

For the month of November, there were 92 Arden Arcade homes sold.

My commentary:

On one hand, we could look at the stats for Arden Arcade homes and thinks, “Wow, only 92 sold and 222 still on the market, that’s terrible!” However, we can’t be sure how many of those contingencies took place in November, AND, we have to assume the pending sales will close, thus, that could bring our total use per month up a whopping 340 Arden Arcade Area homes sold per month, making the current inventory of 222 seem less daunting.

Nevertheless, we are entering the holiday season, and although I am still listing Arden Arcade short sales and helping folks buy Arden Arcade homes, this will typically be a slower time for sales. That said, and with the prediction for foreclosures still uncomfortably high, we may find ourselves having a slow start to 2012. I will keep you updated with Arden Arcade home sales for the year next month.

Town and Country Village is Part of Arden Arcade

While I live two blocks from the line that divides the Arden Arcade Area from Carmichael, I do have family members, friends and a multitude of clients who DO live in the Arden Arcade Area and WILL be affected by the possible changes coming on.

Actually, as with all things, change is inevitable.

The question is, what kind of change will transpire and how will it affect the tri-zip code residents of the Arden Arcade Area?

As I leave my house each day, I can’t help but notice the numerous yard and street signs that either oppose or support Measure D. This is the Measure which will determine whether Arden Arcade becomes its own city. The November ballot is just around the corner, and with so many other issues to be concerned with, this seems to me to be a big one for those who will feel its impact.

From a real estate perspective, incorporating Citrus Heights was smart. But is it the right thing for Arden Arcade? Who can say for sure?

This Wednesday I’ve asked Matt Gray to be a guest on my show to candidly discuss the matter. While Matt himself is a resident of Arden Arcade, he will also be running for City Council, should Measure D pass.

While it’s not my intention to embark in a debate (I don’t have a vote or a position), it is my intention to provide Arden Arcade residents with honest to goodness facts. This past Friday night, my good friend and local candidate for Assembly, Matt Gray, did something very heroic.

Matt was near his Arden Park home when he saw a house on fire, with no emergency services having arrived yet, and he attempted to save the person trapped inside.  You can read the story here.

Unfortunately, Matt, who had barged into a burning house with a garden hose in one hand, was unable to save the Sacramento resident. Matt did, however, manage to drag the unconscious man out with his other free hand, spraying the hose as he made his way back to safety. Will Matt did suffer some miner smoke damage and exhaustion, I have no doubt he would do it all over again.

As an active fellow-member of Successful Thinkers in Sacramento, I am very aware of how powerful our intentions to help others can be. One of Successful Thinkers philosophies is to always play it forward. I personally cannot think of a more stunning example of of paying it forward then to risk your own life to save that of a stranger’s.

In case you didn’t know, Matt Gray is running for State Assembly in Sacramento, District Five. As it turns out, he was already scheduled to be on my radio show this coming Wednesday, so perhaps he might be willing to share a bit more about this incident. Further, as resident of Arden Park, and a long-time Sacramento resident, Matt is concerned about small businesses and our overall State Economy.

The Arden Arcade Area is at a steady sales pace for the month of March. This area includes the major streets of Marconi all the way down watt to almost Auburn, and it butts right up against Carmichael. In fact, it’s so funny because my in-laws on one side of Mission Ave. and we live on the other, yet we have different zip codes. Not sure who figures all that fun stuff up (City Planning?), but I’m glad it isn’t me!

Here’s what’s happening in the Arden Arcade Area Housing:

Current Active Arden Arcade Listings: 107

of those 47  appear to be distressed….meaning REO, or more likely, short sale.

March Sales: 47  however, only 9 them have closed, meaning the others are pending.…could be short sales, again.

Year to date the Arden Arcade Area zip (which is 95821) has sold a mere 87  homes. Prices are ranging right now from in the very low 100′s to the mid-200′s. Of course, there are much more higher priced homes, they just aren’t on the market right now.
